How Do you Find a Property Hotspot

Thu, 21 Jun 2007
The Yappy Property Index tracks property hotspots for you.

Yaps are "young affluent professionals" living within an area and form the group that signals the beginning of a house price boom in that area.

Home insurer More Than's research sought to find where these affluent professionals are grouping. This group are identified by owning hi-tech gadgets , opting for city breaks and having above average salaries.

Lancaster Gate in London is the Yappy Index's number one up-and-coming area. There are 34 other top areas including Everton in Liverpool , Holbeck in Leeds and Ordsall in Salford .

The trend appears to be that previously unfashionable areas are getting more popular.

It is interesting to see the areas young affluent people choose to reside in as well as how wealth is spreading across the country.

London is unsurprisingly in the top ten. However, it is surprising to see Glasgow, Salford in Greater Manchester as well as Everton in Liverpool rate highly. This of course is a reflection of how those areas have been redeveloped in the last few years.

Those city centres have also actively targeted younger, affluent people to live in the city centre.
