Transport links have the greatest impact on house prices. Nonethless, should the house be too close to a railway line or flight path then the house starts to lose value.
Good transport links increase property prices and derelict houses drag them down. Yet many homeowners are unaware of the extent to which house prices are affected.
Commuters are time starved so the nearer the house to excellent transport links the better, increasing house prices in that area considerably.
However, should the house be too close to a noisy flight path or railway line, then that knocks off 15% of that house's value.
Schools are the second greatest positive influence on house prices, with properties within catchment areas of top state schools selling an average of £18,000 more.
