Thu, 06 Jul 2006
Landlords are investing in buy to let properties more than ever.

Paragon Mortgages buy-to-let index show that investment property prices rose 3% in May, to £168,935 on average.

Rental returns are more or less the same. Landlords earn £10,189 p.a.; £849 per month, per property, a rise of only £6.33 per month contrasted with April.

As rents are stable and tenant demand healthy, housing market confidence is growing. Landlords are still purchasing new properties within this upwardly mobile market.

Property investors are buying in locations where tenant demand is likely to remain sound medium to long term. They pay specific attention to transport links, local amenities as well as individual preferences of those are likely to rent the property .

Rental yields are 6%. Greater London yields are 5.7%, with the east Midlands and north-west averaging 7%.

The next 5 to ten years will see the private rented sector growing on the back of a stable economic environment.
