Britons with Spanish homes have had a great year, with the average house price in Barcelona going up 15%.
Madrid house prices rose by over 7% in 2005.
Nonetheless, both cities house price rises are below those of years gone by.
In 2002, house prices in Barcelona went up by 30%, while in 2004 average house prices in the city grew by 18.3 per cent.
The 7% rise in property prices in Madrid was lower than that of 2004, with prices increasing by 7.5 per cent in 2004.
The prices of houses ion all Barcelona's districts rose by double digits in 2005; Ciutat Vella by 19%, Horta Guinardo by 17% and Eixample by 17%.
In Madrid, Puente de Vallecas house prices rose by 14%, Villa de Allecas 14%, Usera 13%, San Blas 11%, Centro 11%, and Ciudad Lineal 11%.
