Building your own home isn't easy - but it gives you the opportunity to make your house unique and also gives you that added satisfaction that you done it.

What do I need?


What you need to decide is how much of yourself you'll be putting into it, the more you do the cheaper it works out but more time consuming, the less you do the more expensive but quicker things get completed by professionals.


Below are a few pointers to help you plan and construct your ideal home:

Finance - make sure you've got or are able to get money to complete your house. You need to spend around a third on the land and the rest on the building.

Land - To locate your ideal plot, look at estate agents, auctions, plot finding firms, private sales or planning records at local councils. Find suitable land that has planning permission and is situated near utilities.

Plans - You can either plan according to plot size, location etc or get plans done first then find a plot to suit the plan. When you make your plan consider your budget and lifestyle. To make your plan you can do it yourself, hire an architect or home designer. Make plenty of copies of your plan, at least 10.

Subdivisions - check to see if your subdivision owners or city have placed any restrictions on how the house has to look, for example the roof style etc.

- If you feel the plot you have located is right for you, put in an offer.

Estimates - get quotes from all the sub traders you require to complete work on your house. Get several quotes from companies with a good reputation for exactly the same job, provide them with as much information as possible and compare prices. Personal recommendations can sometimes be the best way to make your choice, but do make sure they all belong to a trase association.

Building permit - once your plans have been given the go ahead from the developer of the subdivision you are ready to take your plans and plot plan to the local council. In the mean time - while your awaiting your permit you can decide how you're going to do things.

If your doing most of the work yourself then your in charge of the whole process, you'll need to get in touch with surveyors, framing crews and excavators, the local electric company for temporary electricity to start the work.


Confirm availability of all traders and when they need to come into do their job. If your hiring a builder to do the work then who you hire will be the most important decision you make. Make sure the builders a licensed contractor, discuss your plans and ensure effective communication. When you get your permit back construction can commence on your dream home.
